The math behind turf replacement

A Bay Area lawn costs $1,700–$3,500 per year
to maintain. Every year.

Water, mowing, fertilizer, aeration, overseeding, pest control — maintaining a natural lawn in the Bay Area is an ongoing expense that most homeowners significantly underestimate. At ACWD and SCVWD tier rates during summer months, a 1,000 sq ft lawn consumes $600–$1,400 in irrigation alone annually. Add mowing at $800–$1,500/year and maintenance at $300–$600/year, and the average Bay Area lawn costs $1,700–$3,500 per year — every year, indefinitely.

“The first question I ask every customer is whether they’ve calculated what their lawn actually costs them per year. Most people are genuinely surprised by the number. The payback period for premium turf — especially with rebates — is usually 3–5 years. After that it’s pure savings.”

— Thiago Souza, Owner · Souza & Son’s Inc · CSLB #1075979

Premium synthetic grass eliminates irrigation, mowing, fertilizer, and maintenance permanently. Bay Area water district rebates of $1.00–$2.00 per square foot further reduce the installation cost — ACWD (serving Fremont) offers up to $2.00/sq ft, and SCVWD (serving Santa Clara County) offers $1.00–$2.00/sq ft through participating retailers including San Jose Water. We handle all rebate applications at no additional charge.

What We Do

Four types of artificial turf projects.
One crew that handles all of them.

Front Yard Turf

Front Yard Turf

Front lawn replacement is the most popular application. A 800–1,200 sq ft front lawn replacement eliminates 44,000–66,000 gallons of annual irrigation while maintaining full curb appeal year-round — and qualifies for water district rebates.

Backyard Turf

Backyard Turf

Backyard synthetic grass for families, pets, and outdoor entertaining. Antimicrobial infill for pet areas, proper drainage design for Bay Area rainfall, and premium UV-stabilized fiber for 15–20+ year lifespan.

Pet-Friendly Turf

Pet-Friendly Turf

Specialized antimicrobial infill and drainage systems for pet areas. Liquid passes through rapidly, preventing odor buildup. Lead-free, tested per ASTM standards. The permanent solution for Bay Area backyards that host dogs.

Turf & Paver Combinations

Turf & Paver Combinations

Combining synthetic turf with paver hardscape creates a fully maintenance-free outdoor space that serves multiple functions. Popular throughout San Jose, Fremont, and Milpitas backyards.

By the numbers

What makes the difference
on every project

The details that separate a 40-year installation from one that needs attention in 10 — and why we don’t cut corners on any of them.

50k+ — Gallons saved per 1,000 sq ft annually

A typical 1,000 sq ft Bay Area lawn consumes 50,000–60,000 gallons of water annually. Synthetic turf eliminates this entirely — permanently, from day one. At ACWD and SCVWD tier rates, that’s $600–$1,400 per year in water savings alone.

$0 — Ongoing maintenance cost after installation

No mowing. No fertilizer. No aeration. No overseeding. No irrigation repair. No seasonal color changes. Synthetic turf looks exactly the same in August as it does in February — without a single dollar of maintenance between those months.

$2/sqft — Maximum ACWD rebate for qualifying installations

ACWD (serving Fremont) offers up to $2.00 per square foot in turf replacement rebates. SCVWD offers $1.00–$2.00/sq ft. For a 1,000 sq ft installation, that’s $1,000–$2,000 in rebate value. We handle all pre-approval and post-installation documentation.

3–5 yr — Typical payback period including rebates

After rebates and counting annual savings on water, mowing, and maintenance, most Bay Area turf installations pay back within 3–5 years. Every year after that is net savings — for 15–20+ years of product life.

How It Works

From your first call to
project complete

No subcontractors. No surprises. Here’s exactly what happens on every artificial turf project.

Rebate Pre-Approval & Measurement
Step 01

Rebate Pre-Approval & Measurement

We measure the turf area, identify your water district, and determine rebate eligibility before any work begins. ACWD, SCVWD, EBMUD, and MMWD all require pre-approval before installation starts — we handle this for you at no charge. Starting without pre-approval means forfeiting the rebate.

Existing Lawn Removal
Step 02

Existing Lawn Removal

Existing sod, irrigation lines, and vegetation are removed completely. We deactivate and cap irrigation lines — or remove them entirely if requested. All organic material is hauled to licensed green waste facilities. The area is left with clean, flat subgrade ready for base preparation.

Base Preparation
Step 03

Base Preparation

A minimum 3–4 inch layer of decomposed granite is installed and compacted to create a stable, freely draining base. On Bay Area clay soils, we may add a drainage fabric layer or coarser sub-base aggregate for improved percolation. Proper base preparation is what prevents turf from developing soft spots and low points over time.

Turf Installation
Step 04

Turf Installation

Turf rolls are cut and fitted precisely, with seams oriented away from primary viewing angles and heat-welded for durability. Every seam is checked for visibility before infill goes in. A visible seam is a failure — we don’t leave until they disappear.

Infill & Rebate Documentation
Step 05

Infill & Rebate Documentation

Silica sand or organic infill is spread and mechanically brushed into the fiber. The finished surface is inspected, measured for the rebate application, and photographed for post-installation verification documentation. We complete all rebate paperwork and submit on your behalf.

Rebate payment typically arrives 4–8 weeks after post-installation verification is confirmed by your water district.

FAQ

Questions we get asked
before every project

Does artificial turf qualify for rebates in the Bay Area?

Yes — multiple Bay Area water districts offer turf replacement rebates. ACWD (Fremont) offers up to $2.00/sq ft. SCVWD (Santa Clara County) offers $1.00–$2.00/sq ft through San Jose Water and other participating retailers. EBMUD (Oakland/Berkeley) and MMWD (Marin) have active programs. We determine your rebate eligibility at the estimate stage and assist with all paperwork at no charge.

How much water does artificial turf actually save?

A typical 1,000 sq ft Bay Area lawn consumes 50,000–60,000 gallons annually. Synthetic turf eliminates this entirely. At current ACWD and SCVWD tier rates, that’s $600–$1,400 per year in irrigation savings alone — plus $800–$1,500/year in mowing and $300–$600/year in fertilizer and maintenance.

How long does artificial turf last in the Bay Area?

Premium UV-stabilized products carry 15-year manufacturer warranties against fading and fiber degradation. Bay Area’s climate — no freeze-thaw cycles, moderate UV exposure — is excellent for turf longevity. Well-maintained installations realistically last 15–20+ years before fiber wear becomes noticeable in high-traffic areas.

Is synthetic turf safe for dogs and children?

All products we install are lead-free and tested per ASTM standards. For pet areas, we use antimicrobial infill systems that control odor and allow liquid to pass through rapidly. For children’s areas adjacent to play equipment, we use CPSC-compliant fall attenuation-rated products.

Does artificial turf get too hot in Bay Area summers?

Synthetic turf can reach 130–160°F on hot, sunny days — warmer than natural grass. We recommend silica sand over crumb rubber infill for Bay Area climates, as rubber amplifies heat retention. Premium heat-reducing fiber products are available for south-facing installations. Shaded areas are not significantly affected.

Bay Area Water District Turf Rebate Programs

Multiple Bay Area water districts offer turf replacement rebates for qualifying synthetic grass installations. ACWD (serving Fremont and Newark) offers up to $2.00 per square foot — one of the most generous programs in California. SCVWD rebates of $1.00–$2.00/sq ft are available through San Jose Water, Great Oaks Water, and other participating retailers throughout Santa Clara County. EBMUD serves the East Bay with active rebate programs, and MMWD serves Marin County. All programs require pre-approval before installation begins — we handle this process for every customer.

Premium vs. Economy Artificial Turf — What Matters in the Bay Area

The Bay Area market ranges from $6/sq ft economy products to $18+/sq ft premium estate-grade systems. The differences that matter are UV stabilization (critical for California sun exposure), face weight (heavier = more natural appearance and longer life), and infill system (silica sand vs. crumb rubber — rubber amplifies heat in Bay Area summers). For estate properties in Saratoga, Los Altos Hills, and Marin, we install 70–80 oz face weight products with organic infill that maintains temperature and delivers a natural appearance from any distance.

Artificial Turf Cost in the Bay Area

Artificial turf installation pricing in the Bay Area varies by product grade, lot size, and site conditions. ACWD and SCVWD rebates of $1,000–$2,000+ reduce net cost for qualifying installations:
